Ucluelet: 350 units proposed on 34 acres.  

Agents for Maywind Development Corporation will be presenting a plan for 34 acres on the southern end of Hyphocus Island at this week’s Council meeting. The property was purchased in 2022 for $3.98 million with plans for a new community with 300 to 350 new units, including single family, townhomes, rental apartments, neighbourhood commercial, and a 30 unit boutique hotel. A rezoning and OCP amendment application will be submitted after public feedback. The site is connected to Ucluelet via Helen Road and has onsite sanitary forcemains and lagoons constructed in 1984. If the project proceeds, several upgrades are expected including (not limited to): changes to Helen Road, extending the Safe Harbour Trail, and alterations to the existing sanitary treatment plant with addressing existing odour issues. Some preliminary technical reports and others are underway including a transportation study, civil engineering advice, a topographical survey, archaeological, geotechnical and environmental assessments. A public open house will be held in January 2024.

Comox Valley Regional District: Secondary Residential Unit Building Plans Incentive program.

The Electoral Area Services Committee has directed staff to report back with a proposed Secondary Residential Unit Building Plans Incentive program. Based on programs in other communities, this would be an incentive program that would offer pre-reviewed building permit plans on secondary dwellings. The intention is to alleviate some of the stresses of obtaining suitable professional plans that meet Step Code requirements as well as provide high-quality and code-compliant secondary dwelling unit designs. In addition, the plans would streamline the building permit process and incentivize development within the secondary rental housing market. Most residentially zoned properties in the electoral areas are permitted a secondary residential use up to 90m2 in habitable floor area (i.e. secondary dwelling, carriage house, or secondary suite). In other jurisdictions, plans were developed using a community design review panel and cost $1,000 for property owners to purchase. Staff will report back at a later date with proposed details and a procurement plan.

Comox: 56 single family lots.

Scheduled for construction in 2024, a new residential development north of Highland Secondary School in Comox is on the horizon. Encompassing 17 acres, this development consists of 56 R1 Single Family lots, strategically positioned just a few kilometers from CFB Comox and the Comox Valley Airport. The upcoming homes will offer proximity to schools, recreational trails and local amenities. Access to the new subdivision will be facilitated through Pritchard Road and Cambridge Road. The commencement of site preparation and road construction will occur once all necessary approvals are secured.
