Mount Washington: Approvals moving forward for several multi-unit strata subdivisions.

The CVRD Board approved a development permit for this nine-lot subdivision on Mount Washington and the applicants intend to further subdivide Lots 1 to 7 for multi-unit strata subdivisions including the potential of a 50 lot residential subdivision. The subject property is approximately 15-hectares in size and lies within the Mount Washington Mixed Used Development Permit Area designated for alpine resort form and character. The sizes of the proposed lots range from 0.360 hectares to 2.70 hectares. Lot 8 is intended for a parking area and greenspace and the 9th lot is smaller and is to remain undeveloped. This development permit only relates to this bareland subdivision and public road access. Future phases will require subsequent development permit applications.

Courtenay: Pre-sales underway for 30 units above the Whistle Stop Pub.

Pre-sales have begun for the Residence at the Whistle Stop. Seven one and two bedroom units ranging in size from 820-1914 sq ft and ranging in price from $635,000-$1,590,000 have been listed from sale. Every unit offers fireplaces, 9’ ceilings, and sweeping mountain/glacier or unobstructed ocean views. Several units come with large balconies up to 975 sq ft. Other features include climate controlled heat pump, Energy Recovery Ventilation, 2 parking spots, electric bike, car charging, and more. The units are also sound engineered with party-walls and floors constructed to exceed the STC and IIC ratings of the building code and normal best practices. A 16” concrete slab, sound isolation channels and acoustic insulation will separate the commercial units from the residences. The project has been under development since 2019, when the applicant applied to rezone the site of the Whistle Stop Pub for a mixed commercial-residential development, including the redevelopment of the Whistle Stop Pub. A development permit was approved in July of 2021. As proposed the project includes four floors of condos and the new pub will have a total of 250 seats, an upgraded kitchen and bar and expanded patio. The underground parkade will have 58 stalls.
