Courtenay: 17 lot subdivision proposed for single family or duplexes.

The city has received a development permit application for a proposed 17-lot subdivision at 2201 Ronson Road in the Arden Corridor Local Area Plan. The 7.79 hectare property is currently undeveloped, and bound by Ronson Road to the north, undeveloped lands to the south, and residential properties to the west and east. As proposed, the property would be developed in two phases, with 15 lots to the southwest portion of the property in Phase 1 and 2 remaining lots in Phase 2. Phase 1 lots will be 900 m sq. and allow for single family dwellings or duplexes. Phase 2 lots will be 750 m sq. and will allow for single family dwellings. The property is currently zoned Residential Two Zone (R-2) and has a land use designation of urban residential. The property was purchased in June 2021 for $750,000.

Campbell River:  The aquarium is proposing to move south of the Maritime Heritage Center.

The Discovery Passage Aquarium Board of Directors is looking at the potential of developing a new Aquarium Facility south of the Maritime Heritage Center and Discovery Pier. The property is approximately 0.11 ha of city land immediately to the south of the Maritime Heritage Center. This location offers access to seawater for a flowthrough system and proximity to the existing attractions of the MHC and Discovery Pier. A raised waterfront promenade connecting a destination aquarium at this site to the Discovery Pier along the edge of the existing parking lot would create an appealing walkable loop. Primary considerations in the coming months will be site suitability (seawater intake) and financial viability (both capital and operational). The Board anticipates making an application to council in the New Year to seek support to undertake formal planning to develop the site.

Cortes Island: Planning is underway for a 2.6 acre community gathering and commercial ventures project.

A new 2.6 acre community gathering and commercial ventures project is under development within the heart of Cortes Island. A community engagement process to create a vision for Village Commons occurred in 2021. Adjacent to Manson’s Hall and behind the Cortes Radio Station, the Conceptual Site Design is intended to be realized in phases over several years. The project includes several community use buildings including a 10m x 5m stage, public washrooms, vending boardwalks, flexible buildings for office spaces and artist studios, play spaces, and 2 residential units for site caretakers. The property is already zoned for commercial use, environmental factors have been reviewed, and well and septic designs have been considered. Many factors will determine how and when each part of the plan is able to be built including need, capacity, funding, and other projects in the neighbourhood. Over the coming months a business plan will be created, which will outline how to fund the development and management of each part of the design.
