Port Alberni: 15 cottages proposed for Sprout Lake

Sproat Lake Landing, west of Port Alberni, has applied to rezone a portion of their property to add 15 cottages to their existing hotel and restaurant and retail store commercial complex. Council has differed final reading of rezoning for the developer and staff to review additional public concerns, with the potential to review again next month. The portion of the property to be rezoned is located on an upland portion of the property accessed off Lakeshore Road south of the Weiner Creek Bridge. The first reading took place back in October 2021, with second and third reading June 2022. The applicants have provided an assessment from a Professional Engineer confirming that the site is capable of accommodating on-site sewage disposal for the additional proposed cottages.

Cumberland: DP approved for a four storey commercial-residential building

A heritage alteration permit and a development permit with variances have been issued for this project. The building was redesigned with a greater setback of the southwest corner of the building from Dunsmuir Avenue to observe the BC Hydro requirement of a 3 m separation distance of the building to the overhead powerline. The greater setback necessitated a design change to the façade facing Dunsmuir Avenue. The applicant is also increasing the number of residential units from 15 to 21, an underground parkade for 22 stalls instead of a 14 stall automated multi-parking system, and individual bike storage for each unit instead of a common room. The residential units will be a mix of 1 and 2 bedroom on the 2nd, 3rd and 4th floor, underground parking will include EV-charging stalls, and the 1st floor will include 3 commercial units. This project adds to 2 other mixed multi-level projects currently under construction on Dunsmuir, totaling 6 new commercial units and over 50 residential units.

Powell River: Proposed 2 building, 34 unit residential project

Council intends to consider a development permit with variances for a proposed 34 unit multi family residential building on Fernwood at this week’s Council meeting (October 6). ATA Architectural Design on behalf of Westcoast Endeavours ULC has applied to construct two three storey buildings with 17 units each on the vacant property north of Alberni Road. All variances apply to parking, including: relaxing the required off-street parking from 51 to 45 spaces, to permit parking spaces to be located within front and side setbacks, and to permit 29% (rather than 25%) of all parking spaces to be allocated for small cars. If approved, the property owner intends to stratify the units for sale. The owner previously applied for a Development Permit on this property for a 25 unit project, but it expired before the project began. Issuance of the permit if approved will be subject to receipt of the associated security deposit for the required landscaping.
