The following lot map shows a conceptual layout for a proposed multi-family, affordable housing development in Cumberland. BC Housing is proposing 22 lots under their Affordable Home Ownership program.

Cumberland: Proposed 31 lots with a mix of single family, live-work, and multi-family.

Cumberland is reviewing a proposal for 31 lots with a mix of single family, live-work, and multi-family up to three storeys. If approved, 22 single family lots would be part of the BC Housing’s Affordable Home Ownership Program. The proposed development would sit on the corner of Ulverston and Royston Road. The property was listed earlier this year for $2.5 million. The proposal includes 4 lots for mixed use live-work, and 5 lots for multi-family up to three storeys. The site is currently zoned as rural and Village has a right-of-way for its sewer main across the western edge of the property. As part of the rezoning application, the applicant is completing environmental and hydrological studies of the property. They are also providing an engineering feasibility study to relocate the Village’s sewer main to align below the road serving the proposed small lot single family area. The project is in the early stages and one of the next steps will be to draft an agreement covering all parties. Council is referring the proposal to its advisory planning commission and homelessness and affordable housing committee for comment.

Comox: Proposed 18 acre, 29,000 sq.ft. freight distribution centre.

Approvals are moving forward for a new freight distribution centre in Comox. If the project proceeds, an 18 acre parcel near the airport would include a 29,000 sq.ft. centre and warehouse building. Council approved a  Development Variance Permit application to vary zoning, subdivision servicing and runoff control regulations and to facilitate subdivision of a 9.4 ha property into two parcels. The warehouse building would sit on Lot 1. In lieu of construction of sanitary and storm water infrastructure at the time of subdivision, the applicant has proposed to register a restrictive covenant over proposed Lot 2 prohibiting any further development until these services are provided. The subject site is located adjacent to the Comox Valley Airport at the intersection of Military Row and Knight Road. Lot 2 is a six-acre portion that may be acquired by the Comox Valley Airport Commission.

Ucluelet: Tender issued for $1.2 million Village Green Revitalization project.

Ucluelet has issued a tender for the Village Green Revitalization project. The contract includes road improvements on Main Street, Fraser Lane and Helen Road including approximately 400m of concrete curb, and associated storm and water works, pavement, paint markings, signage and electrical. Landscaping improvements include 37 trees, approximately 2,300 shrubs, perennials and ornamental grasses, sod, topsoil and seed, irrigation, concrete, and landscaping furniture. The estimated $1.2 million project will replace roughly 25 parking spots in the downtown core with landscaped greenspace. The district received a $700,000 Tourism Dependent Community Fund grant and awarded a $149,955 contract to Lanarc Consultants and Herold Engineering last year to complete planning and design work.
