Port Alberni: Approvals moving forward for 40 units in two, three-storey rental buildings.

Quad Developments Ltd. application for OCP amendments to build two, three-storey multi-family residential apartment buildings at the corner of Burde Street and Fifth Avenue is moving forward. City council gave first and second readings of the amending bylaw at its February 28 council meeting, prompting a March 28 public hearing. If approved, the two apartments would take up four properties. The proposal includes 40 units of bachelor and one-bedroom rentals, both of which were identified in the latest Alberni Valley Housing Needs Assessment as in high demand. The units would include balconies, parking beside and below the building, elevators and four wheelchair accessible living units.

Comox Valley Regional District: DP approved for Saratoga Beach Resort redevelopment.

The Comox Valley Regional District has approved setbacks and height increases and Commercial/Industrial Form and Character development permits for a new tourism commercial project at 8958 Clarkson Avenue. The .65 hectare property is currently the Saratoga Beach Resort with 24 fully serviced RV sites, 11 cabins and an office/residence. The current single level beach cabins will be demolished. The applicant is proposing to redevelop the property with 15 units which will be housed in four structures, one caretaker’s suite, six RV pad rentals, a swimming pool, patio, and pavilion. The new three level rental units are designed with 4 sleeping rooms per unit and carport parking on the first level. The property has an existing service connection. Any new connections and sizing upgrades are not available until the District finds alternatives to the water issues within the Black-Creek Oyster Bay water service area.

Campbell River: DP approved for a 64-unit manufactured home park.

A Major Development Permit application has been approved for this 64-unit bare land strata manufactured home park development at 2100 Perkins Road. The permit is subject to the payment of a performance security for general landscaping and fencing. The city received the Major Development Permit, and a Minor Development Permit and Strata Bare Land application in early 2021. The 7.9 acre property sold in November 2020 for $990,000. The property is zoned for MHP.
