A new public hearing paved the way for third reading of a rezoning application for the Look Out, a 112 unit multi-family residential development in Ucluelet.

Ucluelet: Rezoning moving forward for a 48 unit rental apartment building, 36 single family lots and 28 townhomes.

Ucluelet has given third reading for rezoning to enable the development of a 48 unit rental apartment building, 36 single family lots and 28 townhomes. Conditions and offers that must be satisfied as the property is subdivided and develop include: construction and development of the rental apartment building in the first phase of the development; a 1,300 m2 park area on the western side of the property; a green space covenant along Marine Drive; an amenity contribution of $1,000 per multi-family unit or single-family lot be payable prior to approval of a subdivision plan; and registration of the Housing Agreement on the Apartment site to ensure that the apartments are rental tenure only and will not be subject to strata conversion. Campbell River:  A new 50 unit condo building is under construction.

A new 50 unit condo building is under construction in Campbell River. A $15 million building permit has been issued for Ocean Mist on the Island Highway South. The City received a development permit application to redevelop this single-family home site into 50 residential strata market units in July 2020. The development permit was approved in November of that year and a landscaping security deposit was received in January of 2021. According to BC Assessment, the 1.66 acre property sold in June 2019 for $650,000. As proposed, the new building will include 75 parking spaces and a mix of two and three bed condos, with outdoor space ranging from 100 to 600 sq.ft. The wood framed building will be over a concrete parkade with sawtooth elevation to allow views and privacy to every unit.

Courtenay: Public Hearing to be scheduled for a 247 unit apartment development with three buildings.

Courtenay is moving forward with approvals for a 247 unit apartment development. The applicant revised their proposal to increase affordable rental units and a public hearing will now be scheduled. Rental rates for the affordable housing units will be calculated based on 30% of the gross household income levels published in BC Housing’s annual Housing Income Limits (HILs) publication and would be capped at $988 for a one bedroom and $1,225 for a two bedroom. Units at market rates are expected to rent at $1,500 for one bedroom and $1,900 for three bedroom units. If approved, the applicant intends to build three five-storey apartment buildings.
