Ucluelet: Minato Bay project increasing from 200 to 300 rental units.

Land development company District Group recently held an open house to showcase their new plans for this 25 acre project. The company is proposing 300 units, comprised in a mix of high and low density rental units, including a proposal to allocate a roughly 2-acre spot for 65 units of non-profit housing. The property has had several previous applications with the last zoning amendment bylaw for 212 units adopted early 2023. A proposed timeline for the new application anticipates adjusting the previous zoning amendment with final approval in April, leading to an estimated construction start date at the end of 2024. If the project proceeds, the first units may be available to rent by mid-2025.

Port Alberni: Twin City Brewing moving to the train station.

After a Request for Proposals process, the city announced that local business and brewery Twin City Brewing has won the lease for the train station. Work will begin on the dining area in spring 2024. In 2022, the city hired MKM Projects Ltd. as the construction manager for the upgrades to the train station with a $800,000 building permit. Plenty of work still has to take place before the new space can open but it is tentatively planning for a fall 2024 opening.

The city is reviewing a new project for this property on the corner of Ironwood Street and 13th Avenue. A Major Development Permit with variances for a four-storey apartment with 35 units was approved in May 2023. The new application is a Major Development Permit with variances for five-storeys with 43 units and 45 parking. The first floor would consist of the entrance, storage, mechanical rooms and covered parking. The 43 units would consist of 12 studio, 20 one-bedroom, and 11 two-bedroom units.
