Courtenay: Tender for demolition of three buildings.
The City of Courtenay invites bids for Building Demolition of three buildings adjacent to the 5th Street bridge, including 90 5th Street (former Bridge nightclub), 426 Anderton Avenue (former Anderton Arms apartment) and 440 Anderton Avenue (former Cona Hostel). The work will include the following: Hazardous and regulated materials abatement, material salvage, demolition, and off-site disposal of structures and related infrastructure, site backfill, fencing, traffic control, and environmental protection. A non-mandatory pre-tender site meeting to be held on April 10, 2024 at 1:00 pm. No access is permitted inside 440 Anderton Avenue. The tender closes April 24.Â
Powell River: Proposed 215 units with apartment buildings and townhomes.
The City has received a Zoning Amendment application for five properties between Cariboo Avenue and Lillooet Place known as the Beach Gardens complex and owned by Seaboard Hotels Ltd. The parcels vary in size and zoning. The development proposal aims to reconfigure the five parcels into two lots and rezoning. A subdivision application will also be required. If successful, the area currently zoned C4 would be reduced by approximately 0.7 hectares (1.8 acres). The area currently permitted to house multi-unit residential development would grow from 1.9 hectares (4.7 acres) to 2.8 hectares (6.9 acres) as it would absorb the two R1 zoned lots (currently zoned to permit up to four dwelling units per parcel post Bill 44 amendments) and some of the existing C4 zoned lands. For conceptual purposes only, the applicant is proposing three, four-storey apartment buildings along the highway frontage between Cariboo and Lillooet. Closer to the ocean, three rows of 6-unit and 3-unit townhomes are proposed. Together, 215 new residential units are proposed for the property. Units would be a mix of one- and two-bedroom units. The apartment buildings would provide 140 of these units and the remaining 75 would come from the townhouse portion of the development. There is no commitment on the part of the applicant to develop the property as proposed. Another element of the application pertains to the C4 property. The applicant is requesting that permitted uses associated with these lands under a Temporary Use Permit be expanded to include craft liquor distillery with accessory bottling use. This would permit Salish Sea Spirits, the craft distillery established on site, to operate indefinitely. Council have directed staff to begin community consultation and prepare bylaw amendments for a future council meeting.
Campbell River: Preparations for single and multi-family subdivision underway.
Preparations are in progress for Phase 1 of the low-to-medium density residential subdivision located at 120 and 155 Elk River Road. Offsite intersection improvements and watermain upgrades are currently underway, although a completion date has not yet been confirmed. Phase 1 will comprise 46 residential/development lots, along with the construction of the Upper Nunns Creek stormwater detention facility. Work began in August 2024. Upon full build-out, the development is expected to include 20 duplex lots, 138 single-family lots (with provisions for secondary suites), and four multi-family lots.
