Cumberland: proposed 29,000 sq.ft. mini-storage facility
The Village has received a development permit application for a new 29,000 sq. ft. mini-storage project storage facility. The proposed design features four standalone buildings along with a caretaker’s suite. The development is planned for the Bevan Industrial Lands, situated on Bevan Road, just north of the Comox Valley Waste Management Centre.
Campbell River: expression of interest for potential 200-unit mixed-use building on Shoppers Row
The City invites Expressions of Interest from qualified, visionary proponents eager to invest in Campbell River and collaborate on the redevelopment of three downtown properties with a total site area of 74,937 ft2, on the corner of 13th Avenue and Shoppers Row. The City acquired the properties in 2023 and 2024. The preferred design includes space for a 15,000 ft2 future civic / institutional space, a 4,000 ft2 Downtown Safety Office, 4,500 ft2 restaurant (with outdoor patio) and 2,300 ft2 of commercial / retail space, with 200 residential dwelling units while meeting a 0.8:1 parking ratio. Parking is integrated within the building and accessed at two locations on 13th Avenue, and off the rear lane. To expedite the delivery of this new project, the City is hoping to partner with an experienced land developer and building operator. In addition to the acquisition of the Sites, the City is well underway in undertaking the pre-development activities necessary to ready the subject lands for development, including: Land preparation: relocating existing tenants and businesses, completing abatement of hazardous materials, and demolishing existing improvements on site, with a 4th quarter 2025 target completion; Addressing any necessary offsite servicing upgrades, to provide certainty and improve viability of the project; Securing necessary provincial approvals (if required), ahead of development. In addition, although the land is already zoned to accommodate high-density mixed-use development, the City will commit to expediting any additional land use approvals needed once project designs are refined (i.e. Development Permit issuance, Development Variance Permits, etc.). The expression of interest closes March 27.
Powell River: tenders for renovation and expansion of Edgehill Elementary
Unitech Construction Management Ltd. was awarded the contract for construction manager for the renovation and expansion of Edgehill Elementary. Unitech is seeking quotes for 23 trades or construction components. The project consists of the construction of an 895 square meter single story wood frame addition, and a renovation of the existing school. The existing area of the school renovations include replacement of the HVAC system, lighting upgrade, suspended ceiling replacement, structural upgrades, new gymnasium flooring and equipment, and an updated Special Ed. This will be a phased project requiring multiple occupancy turnover. The tender closes March 13.
