Tofino: Rezoning moving forward for a 20-unit multi-family housing project.

Tofino is proceeding with approvals for a 20-unit multi-family housing project at 565 Campbell Street. Two three-storey townhomes are proposed with upper and lower units in a fourplex and sixplex. The 2.12 acre property currently contains a variety of dwellings and other structures that will remain in place with the new development on an unused portion of the property. As proposed, the new units will be built as dense housing in three-storey rowhouse form with a 4 plex and 6 plex, accessed from Gibson Street. The top two floors will consist of two-bedroom units approximately 800 square feet while the ground floor will have one-bedroom suites of approximately 380 square feet. During initial consideration of the proposal, Council voted to not hold a public hearing for this application and instead hold an open house to seek community input.

Powell River: Construction underway for a 12 unit multi-family ocean view condominium building.

A $3.8 million building permit has been issued for a 12 unit multi-family ocean view condominium building in Powell River. Eleven units are for sale from $599,900 to $689,900. A $900,000 building permit for the foundation for this project was issued earlier this year. This is the 3rd and final phase expected for this property. Two townhomes for Phase 2 are on the market. The one bedroom, 2 dens, 2 bath unit is listed for $489,900 while the two bedroom, 1 den, 2 bath is listed for $519,900. Of the 12 units in Phase 3, 11 are for sale ranging in size from 1510 to 1770 sq.ft. and priced from $599,900 to $689,900. These units have been on the market since early February.

Courtenay: Approvals proceeding for a 247-unit apartment development.

Courtenay is proceeding with approvals for a 247-unit apartment development on Ryan Road. The project is proposed to include 3 five storey pet friendly buildings with a mix of 1 to 2 bedroom units. A housing agreement for the project has received first through third reading. The applicant has submitted a zoning amendment application for a proposed 247-unit apartment development with 25 (10%) units at affordable rental rates. Rental rates will be calculated based on 30% of the gross household income levels published in BC Housing’s annual Housing Income Limits publication. Under this formula rental rates for the 25 units would be capped at $988 for a one bedroom and $1,225 for a two bedroom. Units at market rates are expected to rent at $1,500 for one bedroom and $1,900 for three bedroom units. Once the Housing Agreement Bylaw is adopted, staff will recommend Council proceed with the final adoption of the Zoning Amendment Bylaw. The development includes three five-storey apartment buildings with a mix of 1-bedroom, 2-bedroom, and 3-bedroom units. Amenities would include a roof top patio area for Buildings 2 and 3, an off leash dog park and community garden spaces. The project would also include the extension of Tunner Drive from the intersection of Hunt Road, a multi-use path, additional connections from Ryan Road at the intersection of Sandwick Road and from a private road on the east side of the subject property.
