Campbell River: Winners and JYSK among potential tenants for the old Target Store

Renovations and new tenants are expected for the Discovery Shopping Centre in Campbell River.  The City has received a development permit for exterior changes to the old Target store at 1324 Island Highway. After several years of back and forth negotiations the developer has agreed with tenants on their respective specifications and are now applying for a DP for the exterior revisions required to facilitate the new stores into the development. The proposal includes significant alterations for several new tenants, including Winners, PetSmart, JYSK, and a Fitness tenant.

Courtenay: 11+ lot industrial subdivision proposed

A new industrial subdivision has been proposed between Courtenay and Royston. The 8 acre project includes 11 lots in Phase 1 with the potential of future lots in Phase 2. An Environmental Development Permit (EDP) application has been submitted for the proposed project on an 8 acre property located south of Courtenay vbehind All Secure Storage and North Island Tractor. The subdivision received a preliminary layout review in July of 2021 and the EDP is required to finalize the subdivision on account of the presence of ditches on the property. As proposed, the property will be developed in two phases, with the subdivision and servicing of the property into 10 commercial lots between 1550 sq.m and 2631 sq.m in Phase 1. The remaining parent lot will be 14,165 sq.m and subdivided and serviced during Phase 2. The works required for Phase 1 of the subdivision include clearing and grading of the site in addition to the installation of services and utilities including sewer, water, hydro and cable. If the project is approved, a portion of Christie Parkway will be upgraded to city standards with the construction of sidewalks, curbs, driveways, lighting, landscaping, stormwater drainage/ storage and the paving of road surfaces. The project developer is MacDonald Communities Ltd.

Comox: 12 acre mixed residential project starting Phase 2 with 72 units

A 12 acre mixed residential project in Comox is moving into Phase 2.  The project includes 72 units with single lots, townhouses, bare-land strata and duplexes.  Seven new homes in Phase 1 (12 lots) are expecting to receive an occupancy approval within the next week and two ranchers are available for sale. Those new homes range from 1570 sq.ft. for $1.049 million and 1771 sq.ft. for $1.138 million. Curbs have been installed and paving is expected to be underway by June 1. A Preliminary Layout Review for Phase 2 is expected to be issued within the next few weeks and includes: four duplexes (eight units), 29 single-family lots, a 22-unit townhouse site and 13 additional bare-land strata lots. Construction on the duplexes is expected to be underway in June. Some of the single-family homes will be zoned to accommodate secondary suites and/or carriage homes. Ryan McQueen Builders will be building out the townhouse project and Halo Homes will be building the duplexes. Pricing of the single family lots are to be determined.
