Onsite Developments is proposing to rezone a large property in Campbell River for up-to 400 hundred Manufactured Homes, Single Family, Strata, and Apartment units.

Campbell River:  Rezoning for a 350 unit mixed housing development is proceeding to a public hearing. 

In April 2020, the City received an application for a Zoning Bylaw Amendment for 3 parcels of land on Quinsam Road. City council has now approved First and Second reading and a public hearing will be scheduled. The project includes rezoning the 46.92 ha of land into R-1A, R-2, RM-2, and CD to facilitate future subdivisions of 350 to 400 units including manufactured homes, single family, single family with suites, townhouses, duplexes and a low rise apartment building. The majority (63%) of the development site including wetlands, streams and steep slopes will be left as natural space, due to high ecological values and hazard conditions. Some of the proposed delineated lot areas will be limited further in development as a result of steep slopes and riparian setbacks, and an older growth forested area and steep slope will be retained as a dedicated park area. The developer has proposed several contributions, including $100,000 for park development and $50,000 for the Greenway land trust. The Ministry of Transportation and Infrastructure does not support a vehicular connection to Highway 19, therefore the main access will be from Quinsam Road, near the corners of Nursery Road and Detweiler Road. During the council meeting, some City Councillors and the Mayor mentioned that the inclusion of manufactured homes was a positive aspect of the project.

Powell River: Rezoning approved for 11 small single family lots and two R2 lots. 

City council has adopted a rezoning application to split zone a 8.613 acre residential property located along Bowness Avenue between Kemano Street and Huntingdon Street. The applicant applied to rezone a portion of 4184 Bowness Avenue to Comprehensive Development 4 Residential Small Lots (CD4) and create a 13-lot subdivision. The project includes 11 lots zoned CD4 and two R2 lots. The applicant was required to confirm that City water, storm sewer, and sanitary sewer infrastructure can support the development as a condition of rezoning. The applicant also submitted a Development Permit application with variances in February of this year. The variances related to works and services required at time of subdivision. However, city staff recommended that council deny the application, and it was withdrawn before presentation at the November 30, 2021 Committee of the Whole meeting.

Tofino: Staff are reviewing a rezoning application for up to 16 units with single family and townhomes.

An application has been received proposing to amend the zoning and consolidate 711 and 721 Campbell Street to accommodate a new residential development. The proposal is for up to 16 units, with 8-12 townhome style units approx. 750 to 1000 sq.ft. each and four 740 to 1200 sq.ft. detached single-family ‘backcountry hut cabins’. Parking is proposed to be located at the lower portion of the property, with the townhome dwellings in the middle portion of the property and the detached homes occupying the highest western portion. If approved, the single family units will be Phase 1 with the townhomes in Phase 2.
