VIREB Real Estate Market Update in Around Town

Vancouver Island Real Estate Board (VIREB) recorded 786 unit sales board-wide (all property types) in April, up eight percent from one year ago. Active listings rose to 4,080 from 3,913 in April 2024. In each category, single family home sales increased nine percent, condo apartments 33 percent, and row/townhomes eight percent.

The April real estate market outside Victoria remained in balanced territory. Vancouver Island Real Estate Board has released its April market package with more information.

The Island outside of Greater Victoria has approximately five months of inventory, keeping the market in balanced territory. However, board-wide benchmark prices continue to rise year-over-year. Single family homes increased three percent to $800,100; condo apartments increased two percent to $412,400; and row/townhouses increased two percent to $552,900.

Comparing April 2024 and April 2025, the number of single-family homes that sold in Campbell River increased from 31 to 39, Comox Valley increased from 65 to 82, Port Alberni-West Coast increased from 28 to 30, and Powell River increased from 28 to 29. Prices also increase. Campbell River had a benchmark price of $720,700 for a single family home, an increase of four percent year-over-year; Comox Valley was $868,400 or an increase of four percent; Parksville-Qualicum was $899,100 or an increase of one percent; Port Alberni was $520,400 or an increase of one percent; the the North Island rose six percent to $451,800.
