BC Real Estate Association May Report
The BC Real Estate Association (BCREA) reports 6,945 residential MLS® sales in May 2025, down 13.5% from May 2024. The average price fell 4.2% to $959,058, compared to $1,001,341 a year earlier. Total sales volume reached $6.7 billion—a 17.1% drop—and was 26% below the 10-year May average.

“Sales have slowed across all BC regions, especially in higher-priced markets,” said BCREA Chief Economist Brendon Ogmundson. “As uncertainty eases, we expect activity to rebound in the latter half of the year.”
So far in 2025, on Vancouver Island, the average price has dropped 4.7% to $771,575 while the new housing price index has increased by 3.8%.
