3L Developments owns 400 acres of property located just east of the Inland Island Highway, at the confluence of the Puntledge and Browns Rivers. The company has submitted a new rezoning application to Comox Valley Regional District (CVRD) that complies with the CVRD’s regional growth strategy and allows for the property to be divided into 10-acre lots. The proposed new subdivision plan includes 36 lots, approximately 10 acres each in size. This application includes no proposed park dedication, and any parkland opportunities will now be lost.

Editor’s Note: In a previous application, 3L Developments requested zoning to allow for the building of mostly single-family homes on 50% of the property, with approximately 50% of the property donated to the CVRD for parkland. The parkland donation would have included the important recreational and culturally significant areas along the Puntledge and Browns Rivers.
